Seeking a Senior Project Manager to oversee a multifamily construction development in the heart of Oxford. The Project Manager will be responsible for cost estimation, contract administration, oversight of field operations, scheduling, and owner relations throughout the entire construction phase.

 

Responsibilities: The Senior Project Manager must be able to manage multiple projects, mentor less-senior personnel, evaluate project management and field team’s performance, show integrity and be accountable for the projects he/she is assigned. This individual must have the mentality of a business owner and display ownership mentality surrounding his/her assigned projects. The Senior Project Manager must be able to bring Management’s vision to fruition by creating and managing processes. The role is to create and manage, not to perform the daily field/project tasks. However, they must be willing and capable of performing such tasks when needed.

 

Pre-Construction

  • Coordinate drawings and designs with Owner/Developer and Consultants.
  • Create an overall construction schedule.
  • Create scopes of work on the Bid Tabs and solicit bids for budgeting/contract.
  • Perform material take-offs for Contractor Supplied materials for distribution to vendors for pricing.
  • Manage estimating process as well as gather, organize, and qualify subcontractors and bids.
  • Negotiate pricing and terms with subcontractors and suppliers.
  • Prepare the final budget and submit for approval.
  • Create and maintain a buyout schedule.
  • Finalize all contracts, purchase orders, and change orders.
  • Ensure that all contracts, certificates of insurance, and necessary performance and payment bonds or letters of credit are on file prior to commencement of work by any subcontractor.
  • Responsible for project startup prior to mobilization, including securing all required permits and licenses, managing jobsite mobilization, and facilitating subcontractor pre mobilization/start-up meetings.
  • Investigate cost-saving methods and stay up to date on new materials, procedures, and construction trends.
  • Digitally create project set up folders on company’s shared drive.
  • Setup project in both accounting system and project management software.

 

Construction

  • Maintain and update the project budget monthly.
  • Update any monthly reports that are required.
  • Review all invoices and subcontractor draws to create draw and pay application. Approve and monitor the processing of invoices and subcontractor applications in a timely manner.
  • Review and update the construction schedule bi-weekly, as well as work hand-in-hand with superintended to create two-week lookaheads.
  • Distribute revised plans and specifications.
  • Maintain a record of field work orders and change orders and notify necessary parties.
  • Prioritize, review and expedite submittals and requests for information.
  • Anticipate issues that may affect the schedule and/or budget and work with team to avoid and correct.
  • Ensure compliance of construction documents, commitments, and schedule.
  • Prepare memorandums for meetings associated with the project.
  • Create and review with the superintendent, all required safety related documentation.
  • Ensure proper inspections are obtained and prepared for Certificates of Occupancy.
  • Attend required meetings, such as meetings with the design team, management, construction staff, bank’s inspector, and city or state agencies.
  • Hire necessary construction staff.

 

Post-Construction

  • Assist in and ensure the accuracy of the Final Project Cost.
  • Obtain, assemble, distribute, and file all as-built drawings, warranties, certificate of occupancies, and final lien releases for the project.
  • Review and approve final close out documents.
  • Obtain refunds for any deposits and release of any bonds made during construction of the project.
  • Warranty coordination.
  • Set the protocol and expectations for turnover to property management and leasing.

 

Preferred Qualifications:

  • Bachelor’s degree in construction or civil-related field
  • Minimum of 6 years of experience managing the construction of multifamily projects with stable employment history and a proven track record of delivering projects on time and in budget
  • Experience managing all aspects of construction projects including site work, utility infrastructure, architectural, structural, mechanical, electrical and interior finishes
  • Proficient in all Microsoft tools including Excel, Word, Outlook, and Project
  • Understanding and ability to perform construction financial accounting systems
  • Strong communication and interpersonal skills
  • Technical writing skills
  • Ability to create spreadsheets for others’ use

  • Superior organizational skills
  • Ability to multitask
